BRRRR Investing - initial purchase with cash or financing?
I was reading David Greene's book on BRRRR investing. In it, he mentions early on that you want to save up and pay for the first deal to get cash. I was surprised at reading this because most other places on BiggerPockets that discuss BRRRR don't mention using exclusively cash to get started. TBH this also probably slows down the timeline on my first deal.
My question is - has anyone found success using the BRRRR strategy using a traditional investment loan to initially buy the property? Were you able to get close to all your money out on the refinance? What kinds of situations would merit using cash over financing, and vice-versa?
