I have begun drive the Sable back and forth to work everyday, and the truck sits at home most the time.

Its annual STR rent is likely more than it would cost to rebuild the duplex (Peak rent is ~$350/unit per day = $700/day for the duplex, Minimum rent is $80/day per unit - it is rented virtually every day).The fear is San Diego STR regulations. 

They want you to take on life's everyday interuptions.Instead, offer to be the maintenance number.

This year there a half a dozen new shows and increasing every day.

You will need to do things such as: call rentals to see if the owner wants to sell, call FSBOs on craigslist everyday/night, attend open houses, let everyone know that you "buy houses",...etc.

He woke up 4 hrs before them every day for years and shot so many more jumpers and put in so much more work, that they literally did not have enough time in the day to catch up.With SEO, i do believe its a similar thing.

So if you want to count my total time to include education (which I looked at properties every day but didn't offer) then it took me  6 months before I purchased my first investment property. 

I drive through that area every day and from personal observation, I would not consider it to be a B area.
