Understand and practice creative financing, nothing down techniques, control and roll systems,  Power  prospecting and contract engineering.

If you used this technique you might be able to buy 4-5 properties.

So I have been spending a lot of time of understanding several different financing techniques and the power of leverage.

Every profession need time, experience, techniques relevant to that profession.

Also just go to a MLM meet up you will see the exact same techniques that are used in the RE seminar business  these techniques have been honed and perfected over time.

Do you have any suggestions, techniques or process to finding such an area?

wholesaling is much easier said than done... suggest you go back and get your RE license at the same time your attempting to wholesale.. good sales techniques that you were taught at the car dealer ship will be needed to successfully talk people into selling their homes for less than they are worth... plus to wholesale profitably you need a pretty good cash war chest to spend on your marketing.

I myself am about to conduct my first DM and some other techniques.
