Rich, I'm sure that it is harder to fool you than it might be a new investor that is looking for help anywhere they can find it.Maybe can use the endorsements better.

I'm in the process of conducting my own due diligence on Auction.com and considering Andy Chu's result, this is a big endorsement for any investor.

I am disclosing that I do have a California Department of Real Estate License with a MLO Endorsement.

As noted, I'd verify ALL I&E with an actual sheet seller is willing to endorse.  

I would recommend using the HUD FHA Lender List search on HUD.gov as well as the 203k Endorsement Summary Reports on HUD.gov. 

@Trish Giassa I'd second Joseph's endorsement of Rent to Retirement.

And while you're going at this matter with your friendly public adjuster, make sure you get recommendations from the public adjuster for the endorsements that are appropriate for you so that you are covered for the sort if claims you might expect you would be making.So make friends with a public adjuster now :)

Also a broker’s license with PM endorsement would be needed to collect rent on the property, whether or not the OP believes he’s profiting or not, especially since he’s admittedly depositing the rent money into his own personal bank account. 

It's mot the answer I endorse... but I'm not in IL, a state where all three counties I checked charge the public for public access to public documents. 

In my interactions with him on BiggerPockets, I have not heard Pace endorse Subject-To for someone with no money no job, and no assets.
