You do not know if it complies with state laws etc. and if there ever is a dispute and it did not comply with the laws of the state not only could you have the lien wiped buy also face stiff penalties.

If you really want to rent to them, make sure insurance will cover it, the comply with the law(have the needed licenses) and take a bigger deposit if your state allows, a much bigger deposit.
