IMO I think most of what is happening now started in 92 when our government put into action the plan to remove 2.7% from the inflation rate so the government didn't have to pay out as much in SS and to employees in raises.It took 2 years to complete the reduction so by 94 the reduction was complete.

In my opinion that's the most important metric, return on invested capital.If you leverage your property to 100% with minimal or no cash flow you're pretty much banking on equity creation (debt reduction) or price appreciation.
