Besides that the transportation nodes around here truly are great!

I'm looking at Newark,NJ but I'm open to other areas that have a manageable commute via car and public transport into midtown manhattan.So above is my startup house hack plan but I want to have a 5 year plan to keep me on track.

You should see rents grow at much higher rate than unregulated markets.

Even in SF proper, some neighborhoods appreciated at a higher rate than others, mainly due to gentrification, civic/transportation improvements, etc.

However, these all changed recently when LNG liquefaction terminals were started to get built in the US and Canada, along with LNG supertankers to transport the liquid gas.

From here, I still need a number of approvals from Land Use and Transportation, the City Council, and eventually, the Mayor's signature, but I know having the planning board support the measure is a great first step.
