Investing Out Of State

I live in Vermilion, Ohio. I understand that some states are landlord friendly and some are more tenant friendly. I'm brand new and have yet to buy my first real estate investment property. I would probably like to work with other investors to get started. Is it recommended that you move into the state that you want to invest in or are there other options for investing in your first property and other properties afterward?

Columbus OH and the surrounding suburbs could be a great start for you. Personally I prefer the urban core of Columbus for its rapid appreciation and a good deal can still provide good cashflow as well!

I've purchased 3 duplexes so far in Columbus and together they have increased my wealth due to strategic value add renovations as well as increased my monthly cashflow to around 1600+.
