Within 24 hours my attorney sent a legal Notice to Cease for habitual late payments which is a lease violation.

Growth over past 10 years has been surprisingly solid and it's gone from a marginal (i.e. semi-seedy) neighborhood to a very vibrant one. 

I explain the grace period is for unforeseen circumstances and not to be habitual or abused.
