If all the tenants have been in place for less than two year, you know that you will experience a decent turnover rate, and consider anything over a year to be bonus

If you're feeling generous, go back over and let them know that the tow truck is on the way.The HOA will send a letter to the owner, which would give them 10 days to comply before imposing a fine.

What we do, is make sure we can make money on the property, regardless of whether or not we can subdivide or not, and think of the subdivision as a bonus if we can do it, instead of the only way to make the deal work.Hope this helps!
