If all the tenants have been in place for less than two year, you know that you will experience a decent turnover rate, and consider anything over a year to be bonus. 

They may give you a percentage of every referral you give them or bonuses, but again it depends on the broker. 

@Dustin Verley A generous percentage of my guests are honeymooners - I'm confident they're getting acrobatic usage out of my vacation rentals!  

If you're feeling generous, go back over and let them know that the tow truck is on the way.The HOA will send a letter to the owner, which would give them 10 days to comply before imposing a fine. 

@Paul Allen: This is the sum of some bonus payment, plus my money in Wealthfront account which I exited, and some Vanguard muni-bonds I cashed out due to fed rate hikes resulting in negative returns in bonds.

If you don’t need it then you have a bonus for Cash Flow.

The property checked every box for me, and as a bonus, the seller was even willing to offer financing.

What we do, is make sure we can make money on the property, regardless of whether or not we can subdivide or not, and think of the subdivision as a bonus if we can do it, instead of the only way to make the deal work.Hope this helps!
