Hey guys,I am going to see two prospective quadraplex's this weekend and wanted to see if anyone had any suggestions as to what documents to ask the current owner for. 

Generally, you can redeem ground rent for a few extra dollars so if you find a good deal I wouldn't let that deter you.  

I even flew up North to scout several potential prospects in Northern CA.

I have a prospective tenant that has a bankruptcy on her record from about a eight months ago.

It's important to keep close communication with your agent to get feedback on that prospects are saying. 

Etc.Also why kind of mail pieces do you mail to probate prospects?

This storm will deter people from buying homes in the State of Florida starting right now. 

This gives us a dynamic prospect list of who is having problems.  

(I live in upstate SC)I know I'm going to have to be comfortable trusting a property manager for aNY project for it to be scalable, but  the prospects of having one of the tenants in a turnaround park watch over an entire asset while I'm away seems nuts, at least in my brain.

Unless it's going to totally kill your bottom line, I would do it if you're already having HVAC work done since it's likely going to be cheaper than deciding to add it on later down the line.It would definitely be a selling point for a prospective tenant or future buyer.
