When I find an A or B class property in an A or B neighborhood that I know I can make cashflow, and that I know will attract quality tenants, and it's in a city with where the fundamentals of the economy are strong, I don't care what the broader market is doing.

I'm not sure if that is sample bias though, as landlords who are selling during the eviction freeze may be more likely to have non-paying tenants than the broader market average.

A good company should not only have a physical location in the market they're selling (you'd be surprised how often this is not the case), but they should also be willing and able to give you a tour - show you not just some properties, but the neighborhoods, the broader city they are telling you to invest in.

It really takes a much broader understanding of financial matters, credit issues, lending rules of conventional loans as that is the target to shoot for.
