Its listed at a 10% cap rate and its seems on paper like a good deal. 8 years are left on a 10 year tax abatement and the building has an elevator and gated parking garage.

@Fernanda Netto, call up a couple of local fencing companies, explain you're and investor looking at a potential acquisition, tell them how linear feet of fence you need, what type of fence (coral, stockade, shadow-box, etc) and how many gates and he/she might be good enough to give you a verbal, ball-park quote over the phone.
