@William Johnny - I'm local to Philadelphia suburbs and have been investing in SFH for a while and within the past two years investing in small-mid sized multifamily.

They’ve been very responsive and seem to have done a great job screening and placing tenants, which took about 6 weeks (keep in mind I’ve not totally rehabbed the condo, older kitchen, bath and carpet), so renting out took a bit longer.

I love that it has features to market the property, manage those leads, screen tenants... and also manage leases, collect rent, etc.

I will take what you said into consideration and complete the screening with them.I hope they are a great fit but if not then will continue the search for a new tenant.Have a great rest of your night!

We try to warn owners that an agent getting a commission for finding a tenant is fine, but having that same agent do the screening is a MAJOR conflict of interest. 

During the Demos we were told that they had plenty of clients that used auxiallry software like PropertyMeld maintenance and FinDigs application screening with RentVine and loved it.

So, how do you know HOW WELL they screened these tenants - if at all?

.-  Expand:  We can't expand at this location, and I have spent 3 months looking at every potential lot and can't find a space the right size, zoning or price to build on. 

I'm seeing similarly sized homes leasing in my area for $2300/month.
