A lot of coaches (if they're good) should be able to shorten the learning curve for you individually, by understanding precisely where you're at and tailoring a plan for you... but ultimately, I wouldn't lose sight of the fact that you'll still have to put in the time and get your own first-hand experience with it - that's where the real, tangible learning happens.

@Erich Henson we've been in business 24 years as a PMC.While what you propose logically makes sense, most property owners are NOT logical about their rentals.Who is going to control pricing?

Summer time, rates are higher as these guys are busy, so they tend to throw out big "if they pay great" numbers to control their business flow.I agree, if it's there and it was working, it needs to be fixed.   

And I need to do better at striking a convo, instead of letting the other person (the a**holes) control the flow of it! 

Instead of the precise address, you can describe the general location or neighborhood where the property is located. 

This is a grind for sure, but you will thank your future self 5 years down the road when you actually have control of your time (which essentially is the reason people seek financial independence). 

As far at MTR, I would probably look at somewhere with growing population, strong economy, diverse industries within a 2 hour drive where you have more control.

After several years investing as an accredited investor, I’m moving to building my own portfolio of SFH and small multi-family that I control and add tax and passive income benefits for additional investing.

But many people like having a feel for what's going on at their property, and find controlling their reputation and product is easier with small or mid-sized buildings.

With my dreams of controlling a rental property next to me dashed due to poor home structure I started thinking this building used to be a home so why not flip it back to that and make some money off it!
