I'd rather track my money movement with a tool like Stessa and have the properties feeding into the same account to keep my head right.You're thinking well about that downpayment money . . . getting a 1% APY on it and maintaining full liquidity fits the bill when you're looking to deploy that money in a purchase in the near future.

Think of it like water thru a hose...you basically have a garden hose (100mbs) feeding into a fire hydrant (Nighthawk Gigabit router) then to your devices...you are still only going to get what the garden hose pushes at best.

Patching an area is a good way to go in many cases.Check feed back and references, give the contractor as little as possible advance money, preferably nothing, get multiple quotes on the same job and materials and don't go with the cheapest bid just because it is cheap!
