I am in the midst of getting my first direct mail campaign off the ground. The list I have is in PDF form and not set up as a form or table. I want to do a mail merge using an Excel spreadsheet and a Word ...

- without making them upset, packing their bags, and leaving me with a unit that will need scrubbed down, repainted, and many repairs to get the next tenant in there. 

As for finding a cheap SFR, start scrubbing!

It's hard to scrub mold off the studs if the house is finished 😎.

I have a friend who's been scrubbing the town assessor's website for MFRs and direct mailing those property owners, but even so, he hasn't found something where the numbers work for him quite yet. 

I skimmed your profile and didn’t see anything about you being licensed as an agent but I know you can scrub data from the local MLS on leased properties...won’t give you a 30 year history but 10 years would show rent progression of current cycle.

Once you have all these lead types, further scrub them so you are focusing on the exact neighborhoods that you want and remove homes near train tracks/highways/etc.

There should be some sort of scope scrubbing, meaning, you should approve before he comes in, and have a check and balance when doing a job.
