Current guidelines say that if you buy a rental property, unless you have 30% equity in your current home, you have to add the entire PITI payment to your debt and not account for any rent you may recieve.

But obviously if he's a veteran investor he's familiar with wholesaling and already recieving your letter I'm about 80% sure he knows your intentions.If you want a stronger relation with the seller be honest about it all. especially if you're new and feel you can't get a buyer after the contract.
