yes just hire a company to watch over your property. they will do everything for you while you just chillax and recieve a paycheck every month

I've been marketing for myself to King and Snohomish counties and have recieved a couple of great leads (I think)... that I may not be capable of buying.

Looks like you have recieved a ton of great advice. 

A realtor has an obligation to do so plus there is always a chance to get the offer accepted and recieve a comission. 

Buying with money down always helps, but people have recieved owner financing with no money down as well.

Current guidelines say that if you buy a rental property, unless you have 30% equity in your current home, you have to add the entire PITI payment to your debt and not account for any rent you may recieve.

But obviously if he's a veteran investor he's familiar with wholesaling and already recieving your letter I'm about 80% sure he knows your intentions.If you want a stronger relation  with the seller be honest about it all. especially if you're new and feel you can't get a buyer after the contract.
