2-4 Unit Multifamily Wholesaling

I spent a few minutes searching for this topic here, which leads me to my first question. Is it wholesaling or wholeselling or whole-selling?

I couldn't find a whole lot of info. I've been marketing for myself to King and Snohomish counties and have recieved a couple of great leads (I think)... that I may not be capable of buying. They are at the tippy top of what I was trying to spend. I was not expecting two separate leads to come out of two outstanding locations within Ballard, which for those not in the know of Seattle, is a pretty desirable location.   

I assume wholesaling small multis is a thing.. but I cannot find any good info on it. There are more complications I foresee versus SFR, but with some good planning, overcome-able.

Does anyone do this? Frankly I'm not into wholesaling, but if an opportunity shows itself, grasp it.
