I bought most of mine from Facebook Marketplace and a local shop that both refinish mid-century furniture with chalk paint. 

List of things to fix:Clean house, Carpet replacement, Floor patch up, Interior Painting, Bathtub recaulk, water heater replacement, leak check, small dry wall cut and restore, Roof fascia repairThank you.

Repainted the walls etc with 'mold suppressive' paint & again upgraded the old exhaust fan.

Keep track of what items are purely for the rental unit and what items are for both units.If it's an item that is technically for improvement of the whole house (landscaping, common area improvements, exterior siding/painting) you can only write off a portion.

Paint, Stucco, new flooring.

New bathrooms (2), new kitchen, relocated the laundry room, new floors, paint, AC unit, etc.We had a heck of a time demoing the house and redesigning the layout, but other than that this was a super easy and fast project.

When they start to show wear they are easy enough to paint.  

If it is a condo and they were painting the building over the course of a month it might have been a temporary issue. 

Keep in mind you could have additional cost for new furniture and fresh paint (cost us just over 15k) for 1800 sqft.
