New landlord…

I need to get my rental property ready to re-rent. What is the effective strategy on hiring contractor? One vs multiple? What should I consider while hiring contractor? List of things to fix:

Clean house, Carpet replacement, Floor patch up, Interior Painting, Bathtub recaulk, water heater replacement, leak check, small dry wall cut and restore, Roof fascia repair
