I haven’t completely dismissed the possibility I can get into some great markets out of state, it’s just the unknown is so great about it, I haven’t given it a ton of thought. 

Instead of stating an actual % or not to exceed number (typically used in PPMs), only the term “market rate” was used.

(1) Most cash out loans are limited to 75% -80% LTV meaning you wouldn't be able to get all of your cash back out. (2) The interest rates I see in the market are closer than what you've listed.

Study the market.

It takes enough of your margin, which you don't have because you put so little down in this market.

Especially in a more competitive market where the options are plentiful.

I'm looking to connect and network with other investors, contractors etc who have experience in this market. 

The investor wants me to come up with a few options for how we can partner on a future deal (coliving home in the Cleveland market).
