I guess it can eliminate some tax sales hoops but the houses are very much war-wounded... hence the $1.00 price offer. 

We found our primary realtor through BP, even (though we wound up running into him in person while scouting areas first). 

Their financing wound up falling through so he asked me if I would owner carry it for two years until he could build more equity in the property to obtain permanent financing. 

I made every. newbie. mistake. in the book, starting with the fact that I was way too anxious to do a deal and wound up paying far too much -- in a market I didn’t know nearly enough about.

I'm looking to make this my first investment property & I was just wounding if it's better too buy a Single or Multi family home?...

I wound up with a nice settlement check from them!  

He called one.. but they had trouble with family so they had to leave state.. then they got mine... and they called me.I do not know exactly why they didn't go through with the other card on the table... but the strict sister said.. you seem like an incredibly smart individual and just extrude honesty and it just feels right.SO I said "thank you".Win for the monkey, the evil competitor can lick his/her wounds and fight another day :)But this one is MINE!

It wound up being a little off putting and might scare some people off who have less experience with today's new ways to get info or classes.

Ultimately we wound up with three properties it still didn't have a place to live.In town, there was an “historic” house on the corner of Main st.

Thwy were 20 somethings and wound up having broken beer bottles in it on move out.
