There are e-mail companies like e-blast and mail chimp etc. that used to have databases of agents for an area.You can purchase the lists but these days servers block you as spam sending out volume.

That was after a complete remodel (all new carpet, paint, etc.) and two boxes of the bug bombs.If you don't spend the time/money up front to tackle the problem it will keep coming back and will cost you a lot more in the long run (multiple extra treatments, tenant loss, vacancy, possible lawsuit, etc.).

If they do not vacate by March 1st then you are given that money and move forward with eviction - or pay them to move, or however you want to tackle it.Just another strategy that you might want to explore..
