Overall the transaction took over 4-months, tied up a TON of our working capital, and was an emotional roller coaster.

Thanks for the quick replies guys. my goals are to secure financial freedom from the roller coaster line of work i am in. the oil fields are great when the price of oil is up and bad when its down. back in 2009 i was laid off and this time around i have lost 8 dollars an hour.

I found BiggerPockets through a finance blog and podcast site called Dough Roller which has been great for me and has really excelled my financial knowledge.Currently I am listening to podcasts on BiggerPockets and reading all the beginner articles like a mad man.

The past 2 days have been a roller coaster of teetering on the brink of losing money, and maybe being ok.The last thing I shared was that I located the one remaining previous owner.  

I'm not sure if anyone of you high rollers have run into this problem, but getting a mortgage on a $60k rental property is brutal!  

Be ready for a roller coaster ride.

I want off this roller coaster, and I think real estate will be my path to something better.I also have a sellable product for other investors in my area (I still have contacts in the window/door industry) but that's a topic for another forum.I'm looking forward to learning the information on this site and choosing my path to freedom.

Every unit was vacant and it needed work, but again, with $200k at your disposal you can buy something like that, rehab units and rent them out.But if I was to drop 20% on a $2m loan, I'd be looking in more linear markets, ones that don't go up and down like a roller coaster.
