I have on occasion found out of town properties that I thought were real bargains. 

I bought a 4'x8' harbor freight trailer and a hitch for my car for just such an occasion.

Our states real estate commision spent 1 year on 2 separate occasions reviewing everything we do, and both times said we were operating within the law.  

People are killed there on occasion, property crime is consistent.

We're careful not to work on the file at the same time but on rare the occasion we actually have, QB puts a lock of some sort on the file preventing you from getting in or saving your work.

But yes, I do take students under my wing on occasion, and I'd be glad to help with training, partnering, funding your deals, etc., assuming the deals also meet my investing criteria.
