What is the best way to get title insurance on a tax sale property. We are past the redemption period.

In Tennessee you can file to quiet title after one year.  If you encounter resistance, a nuanced interpretation of the statute can push that time out to 3 years.

There are services that will verify the validity of the tax sale for particular providers of title policies in lieu of actually filing suit to quiet title.  These would cost you somewhere in the $1500 range in Tennessee as opposed to $2500-$3500 for a simple quiet title action.

I'm picking up the notarized order signed by the judge tomorrow on a quiet title action pursuant to a tax sale on a property I own.

Tennessee is a lien priority state, so when your tax deed is prepared in Chancery Court you need to immediately pick it up and record it.  It doesn't get recorded for you here in Davidson County.
