Or perhaps they see going the TK route as a way to gradually immerse themselves into the world of real estate investing with less perceived risk than if they were to take on everything (sourcing, rehabbing, property managing) directly themselves as newbies.

While that is true, the fear of failure can often cause "Paralysis of Analysis" which is basically becoming too immersed in book knowledge and information and never actually acting on your knowledge.

I think it's harder to do well.One last suggestion, for the final touch you could order a few custom branded Google Cardboard goggles to send with the investor package - your prospective investors can immerse themselves in the Matterport scan and have a memento that is way better than a calling card.

If you are just starting off I'd agree that it is going to be quite hard to wholesale, but as with anything I think if you immerse yourself into the subject, prepare yourself, study, research and have an I WILL DO THIS attitude, anything can be done.
