A lot of people start out willing to help in whatever way they can in order to learn from someone else.  The problem is that those who are being approached with this offer are generally very, very busy, and don't want to slow down to take on a needy student (honestly, no offense).

So, start on your own by taking initiative. Learn, learn, and learn. Read stuff here in BP. There's a pretty good guide on here called, "The Ultimate Beginner's Guide to Real Estate Investing." Read books (ask for suggestions). I love podcasts. Wholesaling Inc has a great one. Get involved in your local REIA and attend local RE investor meetups (go to meetup.com).

Dive in and learn all you can.  Immerse yourself in the community.  If you're able, you may want to take some wholesaling training.  I did, and while it didn't give me all I needed, it did give me a great jump start.

Then, if you want to team up with someone who's being successful in the field, contact them and offer to do something they actually need, and that you know you can do.  Can you D4D for them?  Can you help with inspections?  Can you help with cold calling?  Whatever.

Bottom line, don't just ask to be a student.  That's what the classes are for.
