So when you know the highest is 6 you can stress test for years 6 to 10 and predict out cash flows somewhat.If you leave it open in year 6 to market that can be dangerous to do.I like floating rates or interest only rates more when a property is a value add and being turned around.

These guys will never do a job with the end payment somewhere in the far future.The best contractors can "float" a job for a few months but nothing in the timeframe you are suggesting.

HELL NO - TILE ALL OF IT Laminate , especially snap together or floating  cant be fixed EVER !

Hope you're not using the old name.....I don't see an issue unless the guy murdered folks in there or ran drugs out of it, but even that should float away in the time you stated.What was the reputation you think is killing your deals?

Can you float those sort of costs in startup and on-going cash even with repairs and vancies?

Has anyone successfully used a smart lock instead of physical keys to help reduce the likelihood of multiple copies of your keys floating around? 

I give them a sales pitch on a house and a nice metal pen with my advertising (2500 are floating around the Midwest). 

If I were you, I would float buying it off the owner before the foreclosure and see what happens.
