There are certain costs on the lender's part that come with any loan whether it's for $36k or $360k along with the prepaids for homeowners insurance and taxes. 

Run your Real expenses such as taxes, insurance and fixed costs, and a reasonable number for vacancies and for repairs/capex (depending on This property age/conditio).Also be aware, you will have about 5% for closing costs including prepaid insurance and taxes.

Liens do not have to be prepaid, there just needs to be enough proceeds to pay them off at close.
