New to the game! looking for any advice.
I Currently own a home in Jacksonville,Florida that I plan on making a long-term or possibly a short-term rental.We are Looking to buy another primary home that we can house hack to have another rental within 6 moths to a year. We plan on doing a (FHA or Conventional loan) on the property we want to purchase. we would like to try and do with as little money down as possible.we are also trying to stay away from HOA's if possible.So I'm looking for any good advice anyone has? Maybe any good deals in the area? Or any ideas on what to look out for? Or just anything helpful that you might have wished you known when starting out?

Hi James. Welcome. The only advice I have is don't wait if you find a good deal. The only regret you'll have looking back is not starting sooner!
