I’ve been to Black Diamond REI which alternates between Worcester and Burlington.Both groups have switched to meeting virtually until their states’ stay-at-home orders are lifted, of course.

I'm not a fan of the "black box" type of analysis.

At this point, you're probably thinking I am a jerk, but I'm telling you, this property is going to be a black hole of lost income and I don't even know a thing about the property itself.

His son and daughter in law were frequently there "helping " him . ( they were the black sheep of the family , drugs , jail etc ) .  

We are going through the process of buying a property and it has concrete floors- there are areas of wear and tear that have caused black marks and smudges(for lack of better term) on the floor- any ideas on the causes and recommendations on fixing?

I have a good RE attorney in Black Mnt (20 min down 40 east) if needed.

I learned how to choose paint, flooring, fixtures and transform a pool from completely black to sparkling blue.

I installed river rock all around the house, put up gutters (the original ones had been damaged and useless), had neat drainage avenue's for all of the gutters (with the white PVC20/40, not the black stuff), and most importantly removed the concrete slab in the back patio and installed a patio sloping away from the house.

I work with and educate clients purchasing distressed properties not only on the black and white legal issues, but the risk/reward--if they are bidding on an auction post sheriff sale, and subject to redemption, you NEED to know if you pay auction buyer premiums, etc. and the property is redeemed, it is possible you lose money in the process.  

New tenant thought there was black mold on the rubber seal of a front loading washer.
