This deduction applies not only to space devoted to office work, but also to a workshop or any other home workspace you use for your rental business.

I have a unique model in the house in the Bronx that is a furnished co-live-work space for entrepreneurs in which I include services like linens, coffee/tea, community manager, etc and for which I'm able to collect rents that are approximately 2x the area rents.  

I found a commercial building for sale and was considering making it a shared workspace building.

I want to repurpose cool large buildings like white elephants into shared workspaces or loft spaces, tiny apts or something cool.

The idea is to rent the garage out separately from the house, for use as storage and/or hobby use as a workspace.

Has anyone tried to rent out their garage as a workspace?

I'm not sure if the commercial guys would have a lot of the live/work spaces, but they might. 

I just got podio yesterday and setup a new workspace and imported a real estate investor pack.

Now, this tenant is doing work from home and I am only renting a room to her--- not a work space. 

I am renting a live work space in phoenix, ( upstairs full apartment, downstairs full commercial space with windows and separate entrance, also keyed bathroom for clients to use).
