I've noticed that properties with virtual tours tend to get more engagement online, and investors/agents who use them often say they help attract more serious buyers and renters. 

I do own two triplexes in Scranton, and I will say the one issue is that you are going to be taking care of the utilities normally if they are not on separate meters, which could take a good amount of money away from your overall cash flow. 

You can also check their reviews online at Google, Facebook, or Yelp.

For the BRRR method, houses that just require lighter work and have working utilities can be low hanging fruit and competitive.

He can spend the next few years-ish getting a finance degree through an online school while working part time, but he just got offered a full time position helping with sales for a local wholesale real estate company.

Plus the 20%-30% more in gross revenue just goes towards utilities, furniture, etc.

I think this fear of utilizing Roofstock is misplaced, but in the end if the strategy you are using to acquire properties works for you, then that is what matters most. 

Is $107k your true net, or do you have any other expenses (mortgage, taxes, lodging taxes and fees, insurance, utilities, landscaping, WiFi, etc.)?
