Similar to my earlier post, you should examine why voucher recipients are the leads you're receiving. 

With current interest rates (at least in Canada and guessing the US is similar), you'd be further ahead investing that money elsewhere and continuing to let the tenant pay down the mortgage with their rent. 

I am sure if you search for standardized RE rental forms in your state you will find one very similar.

I got my license in 2017 for a similar reason.

When I started, I interviewed local CPAs who had other similar clients.

For similar reasons you mentioned with access to both I70 and I90 pretty easily as well as being in range for the eastern sea board makes it a logistics hub.

I have had investors pull equity from their homes in the phoenix area to buy cash flowing properties in Fayetteville and similar areas, because the price growth in the phoenix area generates amazing returns.It depends on if you want cashflow now or delayed gratification later.
