That was when the market was stabilized, rates were sub 4.5% and distressed properties actually sold for a significant discount.Today, distressed properties sell for a premium and cash out refi rates are over 8%. 

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.

Right now I see they have 30% on the basic package, 40% on the Deluxe, and 50% Premium.   

However generally from working with 2-3 other PMs in the west coast, I am 100% fine paying more of a premium each month for a PM that is transparent and is able to give more time to communication.

Edit...also yes there is coded locks on all bedroom doors.

For example, an ADU is nice for a rental, but not every home buyer wants to pay a premium for an ADU on their property.This would be case by case and property dependent.

I am cool with the idea of buying it off market and listing it with a realtor on the MLS at a premium.
