Makes sense, do you see more demand for MTR in the summer?

I don't think that makes sense, because the space certainly adds value, in my experience.But this does tend to vary from location to location.

My main question is whether it makes more sense to go the seller financing route and pay off the principal in 8–10 years or stick with a standard 30-year loan.My thinking is that the tax deductions from a mortgage wouldn’t outweigh the potential equity I could gain over those 8–10 years.

They gave me decent terms on financing the rental and providing rehab funds but it did not make sense with me being so close to finished. 

Given that I'm not positioned to buy just yet, and simply running the numbers, is there a rule of thumb for estimating insurance costs that would make sense in Cook County?

Generally, cost segregation makes more sense on larger assets.  

I will say we are way out of town with just a small market close so it makes sense to have a fully loaded house.We only provide 2 small soaps and 2 shampoo bottles in each bathroom.

It just doesn’t make sense to me. 

Just trying to gain a sense of hot or cold. 

Make sense with our need for inventory nationally, but this is also very market dependent.
