Unlike @Johann Jells, Frigidaire gas ranges that have really hurt us, Whirlpools have been better for us.If you work in C-class rentals, you're going to have to cultivate a relationship with a used appliance dealer/warehouse.

We have acquired properties in 2 counties for the sole purpose of developing un disturbed lands and retrofitting existing farm then leasing to cultivators.

Be more intentional in cultivating and nourishing the relationship.

Also, the reason I cultivate relationships with younger agents, is they are hungrier and will work harder and are not just going through motions or waiting only for deepest pocket whales, they are just starting to build their networks of investors.

Most land I've seen is listed around 1k per cultivable acre and is in the gray soil zone (northern Saskatchewan). 130k would be the listed price and not the down payment. 

It's not about you though, it's the motive and rationalization of the alleged perpetrator at that exact moment that is at issue.There's a lot to be said for cultivating and maintaining the very best tenants possible, as you would your team of contractors, agents, attorney, CPA, lenders... 

@Jeff Greenberg Great advice on bullet point #3. b.Syndication is a great way to get started, you can make great money, learn the in's and out's of larger deals, and cultivate 1st class relationships in the process.  

My private lenders have been friends and family and some lenders cultivated by my property manager who trust him to not have them make loans to a dufus.

I don't know how that was cultivated.

Cultivate a good relationship so that you can learn from their experience.
