The inability of the tenant to pay rent significantly affected my cash flow, and despite the availability of state aid programs, it took several months to bounce back.

.- 12/13 the check of course bounces due to her putting a stop payment on the check- 12/13 I was notified that she turned off utilities on 12/12- 12/14 I provided her email stating I would be checking on the property on 12/15 (24 HR notice)- signed lease through August 2018- I have $1650 ($1350 rent and 300 pet deposit) in security deposits- upon checking on property I found that there are no items of value in my property and she had left all keys and garage door openers that I had originally provided her.

Agreed, but long term  wise, the better markets will bounce back higher & better. 7 years +, 10 years + ideally.

That's pretty clear out here, and I haven't clients get "bounced back and forth." 

Since it's in Austin where I am located I am thinking of giving it a bounce. 

What really helped my fiancé was to find a mentor in the business that he could bounce ideas off of.

Tourism is still not where it has been before covid but I believe in a year or so it will probably bounce back to pre-covid levels.

It sounds like the Smokies are bouncing back strong this fall.

Some are looking to network with more experienced investors to bounce ideas off of and/or potentially JV with.I think BP is a great resource for all of the above. 

The market has bounced back from Covid and all things are go in terms of tourism.
