I am with @John Underwood on the 1970's "honeymoon" suite feature.

Looking to add some unique features as well, but some of the draws would be a hottub and stocked pond to fish from.

Cant speak for Nashville, but nationally Redfin recently released a report on their own transactions (they can see both sides of it) that average commissions have risen.This is no surprise to me as I predicted this would happen far in advance of the settlement.

An escrow account is nothing special, just a checking or savings account where you put nothing but security deposits and advanced rent.
