STR from Backyard ADU - Near Savannah, GA
My husband and I just moved into our new primary residence about 40 min outside Savannah, GA.
It's on 5 acres and there's a small pondhouse ADU at the back of the property. We plan to renovate it ourselves and turn it into a 1200sq ft 2/1 to STR. Looking to add some unique features as well, but some of the draws would be a hottub and stocked pond to fish from.
There's not much AirDNA data to go off, so my best guess is it'll be tied to Savannah seasonality and around ~50-55% occupancy. Looking to rent for $175/night min and total estimate is $100k for the build, aiming for 20% CoC.
Any pitfalls/advice for this uncharted territory?
