Generally how it works is if commission is 100k and 3 people on a team then 50k goes to brokerage, about 27k goes to senior broker,15k goes to middle broker,  then 8k to junior broker.As you can see they have to do a lot of volume to equal what I make in one transaction so they tend not to want to deal with unknown buyers but feel more comfortable working with a broker on the other end.

I was close to trying but after reading the assessments, getting the overhyped relentless phone calls from "Junior" and the absence of real credible deals / stories has solidified my resolve against this.

I’m not aware of any state that allows what would be a junior lien and would be extinguished in the foreclosure sale to game the system and record the lien in the gap between notice of the sale and the actual sale.There are ways to legally address such “liens” when they do arise in the middle of a foreclosure… such as redemption or surplus or even a QT action.

The junior deed of trust has an outstanding balance of ~$700k (will be wiped out via the foreclosure) and there aren’t any overbid funds for the holder of the junior deed of trust.

Most of these requests have no ability to secure the capital against an asset, or if there is a 2nd lien placed on the property it may be behind a lender that doesn't allow junior liens.
