California, Hawaii, Hong Kong, Singapore, Melbourne, Sydney, London capital appreciation isn't that hard to spot or compute if you know the market.Personally, I don't see capital appreciation to be more or less complicated to compute than rent appreciation.

Yes it does need work but one thing I noticed traveling China, Hong Kong, Singapore is they all have a huge infrastructure to support moving people around and that is key for growth!

Maybe a better measure is some state that was low on average income rising via tax increases is how I should've said it.I have no clue on taxes in Singapore, but I know (from working there 40 years ago) import taxes were god-awful and I thought they had sort of a compelled individual saving plan for retirement (you have defined contributions and we have defined benefits for Social Security).
