I actually know other investors from Singapore that got burned very badly in this market.

One of my vendors ran into these guys over in either AU or Singapore and came back with an impression of sleazy  is what they said..  

This guy will buy $2,00 rims for the car, then be late on the rent, Go an a golf trip to Singapore, then he is late with the rent.Maybe we should both look at electronic rent collection that allows for a visa payment?

I think we could say the same for London ,Paris , Zurich, Hong Kong, Singapore, Tokyo etc .. 

If all else fails, but bars on the windows and turn them into prison cells. keep in mind though the floors with drains I have seen those in bathrooms of 10 million dollar homes I have been in personally in Singapore its pretty standard in some areas does not necessarily mean ghetto.
