Maybe you only give lip service to wanting to do a class because you feel like a fool for buying something that you don't have any real interest in.

I could tell they wanted to lip stick rehab the property and list it.That's two deals in two weeks missed out on because of price.

What I wouldn't not be proud of is posting a bunch of pictures of a slap dash rehab to a RE social media site to collect adulation about how I slapped lip stick on a pig in a city thousands of miles from where I live because I had my Core 4 on lock and can now sell/ rent it to some poor soul, but hey I made my $$$.

Every part of town has it's quirks like some parts you really need to check out the houses foundation/basement as there are heavier clay soils, some are full of meth heads, some at first blush may appear not too attractive but drive around and you'll find lots of older people still living there taking care of their yards, keeping everything up though the racists will say the houses aren't worth anything.   

Our insurer for an urban, commercial multifamily inspected our property and sent a cancellation notice pending correction of a laundry list of BS, including a sidewalk with a 1" max lip and Virginia Creeper on the side of the building and unconnected garage.

Sometimes, it turns into 4 meetings.The purpose for the multiple meetings is when you give applicants enough time and enough rope the bad applicants' lips always get loose and they hang thelr self with statements that are warning signs and red flags.
