In fact, in some instances even negligence will only lead to a carrier covering legal representation under their reservation of rights and will not cover any settlement or jury award.

Once they got backed up, we went to court, I was awarded possession and was just about to file the forceable eviction and they paid everything and caught up… only to be about 3 weeks late again for the next month.

That said, the smaller firms are just that, smaller, with less awards banquets, and all the hoopla that can attract new agents (shiny object!!)

NY is working towards capping permit fees at $1,000 to relieve the financial burden and encourage property owners to convert basement apartments legally.Two years ago, the city launched a pilot program to award 15 winners grant funding to support legal ADU conversions.

I would start by paying the second GC to write up a short statement explaining their expertise, what they found when they were awarded the job, what they did to fix the existing work, and attach a copy of their invoice.

And this:  don't put someone else's selfish needs before yours...there is no award for suffering fools.To better days to come...
