Louisville keeps getting cooler and cooler.

I know it has been on a tear and is probably a great area to switch a residential to commercial use but... you can run into a buzzsaw of local opposition especially in older, cooler neighborhoods where they tend to be just against change. 

That would no be a fun water cooler discussion: "Hey, Bob, how was your weekend?  

The cheapest properties are usually marked between 70,000-100,000 dollars.Most homes I've seen in other area are completely redone at these prices in Kansas City/Memphis.These home are from the 1950's-1970's with evaporative coolers that need updating.

The important part is to prevent warmer, moister air from traveling to cooler surfaces where it will condense.

While I'm at home listening to podcasts(which are way cooler than house parties by the way) I guess I just have bigger hopes for the future.

Ok, now my failure stories (so much cooler than success stories, it's like shark bites you can show your dates)- Couldn't get a loan for my first fourplex because I couldn't get an insurer.

Not to hijack, but I wanted to thank @Thomas Rutkowski for giving me a different way of looking at some life insurance products for RE investing - the water cooler experts seem to bash those types of insurance products on the basis of hear say...Thanks to @Charlie Fitzgerald for showing your position on the matter.

When a cooler is newer it maintains ice cold temp.

My home warranty covers plumbing, electrical, swamp cooler, most appliances, it also covers faulty work and things like that.
