I know it has been on a tear and is probably a great area to switch a residential to commercial use but... you can run into a buzzsaw of local opposition especially in older, cooler neighborhoods where they tend to be just against change.

The cheapest properties are usually marked between 70,000-100,000 dollars.Most homes I've seen in other area are completely redone at these prices in Kansas City/Memphis.These home are from the 1950's-1970's with evaporative coolers that need updating.
