Can residential be changed to commercial ?

Trying to find properties in the right spot but all good ones are residential. Is there a process to get it changed to commercial?

Chris find out if located in the city or the county limits. Then go to the zoning department and ask for the current and future land use map. Sometimes you can find it for free online on a county or cities website. A lot depends on how up to date they are or if a small town with 40 year old technology still. Compare the future land use map to the current one and see if that area is slated for transition or future commercial. If it is a rezone might be easier for residential to commercial. Remember you not only have to get commercial zoning but also the specific site plan and type of business approved to go on the site. The deed for that land could  have restrictions.
