this is not a service dog. its an emotion support dog. service dogs are trained to perform specific functions. emotional support dogs just exist for companionship, and while they serve medical purposes, are very often fake. you are not allowed to deny this tenant based solely on the animal, but you are allowed to ask for certain verifications. you also, only have to make "reasonable" accommodation to accomodate his "medical device" I imagine you have an argument to evict if the dog is attacking people.

Its no secret that Memphis is  a buy hold investor market has been for decades.What I see personally in the past  sellers TK companies and PM was not putting out the best product and or the renters could abuse the landlords.. creating burntout landlord syndrome and continual merrygo round of inventory.since your not building 5 or 10 thousand new houses a year like other markets ( for instance my market in Portlandia will build over 5 thousand new SFR's to accomodate these home buyers)  if inventory is tightening like this.Its becasue.1.

Pete Perez Only way you can make it is to have a partner flipper that will accomodate you, without anything on the table, you can bring the deal and volunteer work during the construction project, you are an engineer after all.

Either first or 2nd position as long as there is enough equity to accomodate it; Ideally you'd want it to be a cashflowing property so there is sufficient cashflow to make the note payments so it's not coming out of your pocket.
